The main factors to look at when choosing tenants are: Credit Score, Eviction History, Background Check, Landlord & Employer References, and Income-to-Rent Ratio (3x) . You need to let the prospective tenant know that you will not be selecting their application by sending them an adverse action letter .

If you need to verify the landlord information on a rental application or if you're interested in purchasing vacant property, you can do a free property owner search. The Internet has an abundance of information if you take time to use it.

If someone owns a property, you can be sure they're paying taxes on it and that the county tax assessor will have their information on record. Enter the Property Address > Submit > Details > Owner History

You can verify the owner name but you will have to do more Google searching for their contact information.

5 Entrepreneurship Lessons from Dr. Martin Luther King, Jr.

As we celebrate the life, achievements, and legacy of Dr. Martin Luther King, Jr., entrepreneurs should take note of five important business lessons that can be learned from him, and his role in the Civil Rights movement:

1. Make Your Dream A Reality

The phrase people most often associate with Dr. King – excerpted from his landmark 1963 speech -- is “I have a dream.” Of course, many people have dreams. Some even have great dreams. But most people don’t work to make their dreams a reality as did Dr. King. Great ideas for new products, businesses, and works of science and art die every day with their inventors. To be an entrepreneur is to dream – but is even more to do.

2. The Way It Was Is Not The Way It Has To Be

At the time that Dr. King gave his famous speech at the Mall in Washington, racism had been entrenched in American culture for centuries. Dr. King challenged the status quo, and raised awareness of a different and better future that could be built from positive change. Likewise, businesses often are averse to changing long-held positions, or denying that major changes for the better can take place, with or without them. Only a few years ago, “experts” were saying that people would reject keyboard-less smartphones like the iPhone, and Blackberry would continue to dominate the smartphone market for many years to come. We know how that turned out.

3. Change Can Happen Fast

The vast majority of the members of my generation – born not that many years after it took a struggle to get the Civil Rights Act passed – consider the notion that people should be segregated based on the color of their skin to be both morally repugnant and downright ridiculous. Attitudes change quickly – especially after positive developments occur and everyone sees the correctness of the change. This is true vis-à-vis business as well. Consider how quickly Blackberry went from market leader to having less than 4% of market share, or how fast Kodak was transformed from having its film products bought by nearly every family in America to filing for bankruptcy as a firm many teenagers "had never heard of."

4. Build A Large Following

Dr. King was an amazing speaker who inspired millions of people with his words. But, ultimately, it was those large numbers of people who organized, marched, or otherwise influenced legislators and the public. There is little doubt that the grassroots nature of the civil rights movement – and the resulting far reach of its leaders – was a key ingredient in its success. In the Internet era it is much easier than the 1960s to reach large numbers of people; if you have a great message – spread it widely.

5. Success Takes A Lot Of Work

The civil rights struggle did not achieve its aims overnight, and its success was built upon the hard work and sacrifice of many; Dr. King and various others even lost their lives. Thankfully, entrepreneurs do not need to make such giant sacrifices, but, effectuating change and achieving success does not usually happen without hard work. Yes, there are some businesses that skyrocket to the top, and there are some people who get rich quickly. But, the vast majority of businesses are built with a lot of time and effort. Don’t expect to succeed without working hard.

I volunteered my website training services for this Science-Technology-Engineering-Math (STEM) Awareness Expo. I set up 4 computers with trial versions of the website builder. About 20 students were able to complete my hands-on activity by rotating every 15 minutes. They were able to create their own web page based on a character they like from a movie.

There was a lot of discussion about how today's entrepreneurs are younger and their business ideas are non-traditional. Therefore, the need for a formal business plan has changed.

Buffalo Niagara SCORE launched our 30-minute radio show on WUFO MIX 1080AM & Power 96.5FM. The show aired every Tuesday from 10:30 am to 11:00 am. Our guests were community leaders, business owners, and SCORE volunteers. We discussed topics to help people start and grow their business. I was one of the main hosts. We discontinued the show due to lack of sponsors. We hope to use our recordings to create a future podcast show.

I received a request from Cheryl Harris with CSolutions that attended one of the SCORE workshops that I was a presenter. She was facilitating a business development series of workshops for Fillmore Forward. Fillmore Forward is a non-profit organization that is implementing the Main Street Program to bring businesses back to Fillmore Avenue.

I presented "Website Basics For Your Business." There were 12 participants. Some had existing businesses and some participants were working on developing their idea and a business plan. All the evaluations were rated "excellent and very informative."

Life is full of connections and opportunities! After I went with my husband to renew his life insurance, I received an email from Julie Coy at State Farm. She is the President Elect of the Rotary Club of Lockport . She asked me to speak at one of their upcoming meetings. I gladly accepted the opportunity to visit my hometown and inform the Rotary members about SCORE.

What a pleasant surprise to see Jackie Davis! She was the Past President. I took singing lessons from her in 2010 for my parents 50th wedding anniversary . Unfortunately I don't have the video tape to prove it because my brother "accidentally forgot" to record it. Another surprise was a member asked if I knew Emily Storrs. She was one of my high school classmates. Emily and I were involved in many activities together. The woman was her sister!

Starting A Business Fundamentals

I was invited to speak to about 20 junior and senior students at City Honors School in Buffalo by Emily Frischholz who teaches a Business & Management course. They are currently learning about different types of organizations, which many students are extremely intrigued and interested in possible start ups. This is a brand new program at the school this year. The teacher's goal is to incorporate the community and provide students with real-world applications as much as possible.

I did a "Starting Business Fundamentals" presentation while sharing my personal business experience, and explained how SCORE helps businesses. The students were very engaged and asked questions. I inspired them to believe that business ownership is attainable with the right knowledge and resources.

SCORE leader puts life experiences to work

In October 2015 I accepted the leadership position of chapter chair for Buffalo Niagara SCORE. I was the first woman (and minority) to lead this chapter. This position came with a lot of publicity and responsibility but I had a very supportive group of volunteers to work with.

The Buffalo News interviewed me on Veteran's Day, November 11, 2015. I kept checking the newspaper to see when the article would be printed. After several weeks I gave up looking. When I woke up Monday morning, my email was flooded with kudos about the interview.

Unfortunately, I will also remember that day because my happy mood after the interview turned sour when I came home to discover that our home had been robbed! The most important item stolen was MY COMPUTER!

Easy to remember
Make it meaningful
Short and Simple
Catchy but not too creative
Avoid misspellings and hyphens
Use different extensions if .com is not available like .net .biz or an industry extension like .photography

You may not be able to get the exact domain you want.

When I wanted to register my domain in 2000, arba.com was not available. I was surprised that I also couldn't register arba.net because it belongs to American Rabbit Breeders Association. I just think that's funny!
